The project is located in the highly desirable Inland Empire West submarket.  Focus plans to upgrade the property, lease vacant space and move rents to market rates as tenants roll over.

Acquisition of a value-add eight-building 128,294 square foot industrial complex.  After a renovation of the the buildings, the project sold to an individual investor July 2017 providing value add return to its investors.

Acquisition of a value-added, single-tenant 47,762 square foot industrial building in Carlsbad, California. Purchased from the occupant, an international tile company, Focus sold the building in early 2015 providing value add returns to its investors.

Focus developed this unique industrial condominium project in comprised of 38 individual condominium units in four buildings. Focus oversaw the completion of $1.8M in capital improvements, and effected a 40% decrease in operating expenses, followed by the successful disposition of its client's three-story corporate headquarters building totaling 198,198 square feet.

6 South El Dorado Street is a 7-story 78,538 square foot professional office building anchored by a regional fitness center, located in the heart of downtown Stockton, California. Focus facilitated the completion of $2 million in capital improvements and the subsequent sale of the property

Focus arranged the sale of this 29,978 square foot concrete tilt-up industrial building which included insuring completion of the existing tenant's move-out responsibilities through its lease extension, and improvements required by the new owner upon its acquisition. Additionally, Focus negotiated with the San Diego Assessor's Office to reduce the property tax to reflect the current property value for a savings to owner of approximately $1 million.
