Investment Guidelines


The company's current focus is to:

  • Acquire value-added office, industrial and retail opportunities on a fee-simple basis between $2M and $40M in California.

  • Acquire notes and/or REO directly from banks on office and industrial properties between $1M and $25M with a targeted range between $3M and $10M where the underlying collateral is in California, as well as targeting portfolios of notes from banks.

  • Pursue build-to-suit and speculative development of industrial and office product with a preferred land acquisition price between $3M and $15M and a total project cost between $10M and $35M.

The Focus team is uniquely qualified in this space having acquired and/or developed fee-simple and/or notes of over $3.0B of product over the last 35 years.
